St Leonards Renovation

A young lady rang and asked me to view a St Leonards apartment with her to access whether it could be redesigned to suit her list of must haves before buying it.

The list was so long that I questioned whether it would it be better to choose an apartment which matched her ideal rather than change everything to suit? She explained that the apartments that they had viewed over the last 12 months were sold for way over the estimated value, so they decided to buy an apartment and renovate it to create their dream apartment.

It was challenging to transform a ten-year-old apartment which had been purely a rental investment for the previous owner into a contemporary home for a young family of four.

To achieve their dream, the apartment layout was redesigned to create a home office, a bathroom for their two little girls with maximised storage light and space. The kitchen/living space was redesigned to maximise space for both storage and living plus add a touch of luxe appeal.

The dark flooring was replaced with larger whitewashed planks arranged randomly to lighten up the space and create a warm contemporary feel to the apartment.

The home office was created by removing the built-in wardrobe in the adjoining bedroom and extending the wall out from the storage space to cleverly create space where there wasn’t any.

The bathroom was designed with two gorgeous little girls in mind. A mother of pearl penny round tile was chosen for the hob teamed with a mirror splashback designed for the girls at the right height for now whilst cleaning their teeth.

Deep mirror cabinets were custom designed and built to hold maximum storage!

The dimly lit apartment was transformed by redesigning the existing lighting layout with a mix of custom linear and recessed LEDS, all dimmable to create the desired mood for the moment.

The balcony garden before the new garden was established, was just an empty trough that was vacant of any life edging the length of the generous outdoor tiled balcony space looking across the lane into the apartments, opposite. The existing space was bleak!

We transformed the balcony into a parent’s retreat, an entertainers delight and an area for the girls to play.

The space was softened by adding a multi-dimensional stone façade to the bare concrete face of the balcony wall creating texture and personality. The garden was planted out with a series of separate pre-planted troughs of established hardy shade-loving plants. A support system built to raise the garden just below the balcony wall height allowing space below for free drainage to the drain outlet. Finished off with mulch to conceal the supporting structures, create a beautiful green oasis.
